This competition was for more than 1 million m2 of programme, situated on a circular site 400m in diameter at the base of the Palm Jumeirah Island in Dubai. The project had a pre-conceived requirement for a continuous 8.4m x 8.4m grid.  studio505 developed a unique series of towers and retail to inhabit the space.

Two twin towers more than 400m high were filled with commercial, high end residential and hotel complexes. A single building, 50 storeys tall, and over 250m long was curved across the beach front, creating a sculpted form that offered diversity, and unique appearance from all directions.

A 16,000 vehicle car park over three levels allowed every user to park within 50m of their destination lift core. A 50000m2 retail centre was developed in the centre with full retail mapping and internal street planning resolved.
